Though recent crash in real estate prices would have scared many people, real estate investments continue to be an important investment avenue. This is because this is one asset class where the prices never touch zero, people cannot be robbed easily, and people can get additional mortgage cashing on the equity in the asset, if they need some funds to meet any exigencies.


There are several types of real estate properties such as commercial properties, agricultural properties, residential properties, office properties, recreational properties, etc. Ideally, the person who is desirous of investing in real estate property should first identify the reason for which such property is to be acquired. If the person is acquiring it to get rent from it, then having it located close to the existing residence makes more sense as it is easier for rent collection and attending to the tenant`s complaints.



If, however, the investor intends to do any business on the property in retirement then it would be better to acquire appropriate properties. For example the person intends to have a farm, then acquiring agricultural lands would make more sense. Some may have enough surplus cash on their hands to invest abroad and keep it as a holiday home. Where and when real estate properties should be bought depends upon personal preferences and financial comfort. Obviously availability of the infrastructure that one is accustomed to, such as water, power, transportation etc., should be considered. In addition, it should not be prone to frequent natural disruptions such as those caused by hurricanes, and tornados. Preferably, the area should be newly developed, or should be undergoing urban renewal.

Amongst property choices abroad, real estate properties in many European countries, especially in some parts of the United Kingdom, and France, seem quite reasonably priced. Some of the former Soviet Union`s member nations may also be an interesting option, if language is not likely to be a barrier of course. Almost all the eastern countries are densely populated. However, the cost of living here is considerably lower and so also the real estate prices. They make an interesting option if living in eastern countries holds any appeal. Of course familiarity with local laws and property laws is a must. Again language and customs will be a hurdle. Australia and New Zealand are other two distant countries that may be considered. Canada is not too bad either, but for its cold climate. South American countries would appeal more to people looking at warmer climates, and Latin American lifestyle. Of late, Dubai seems to be developing into an attractive destination, though regional conflicts are a possibility.

Back home property prices are down everywhere. In some places that were high on the speculator`s list just a couple of years ago, the drop in prices is signficantly higher. Though these prices may not recover very fast, it is still worthwhile looking at them if considering any real estate investment. Primarily properties in California, Florida, Texas, and New York may be worth a look. Other cities like Las Vegas, and Washington D.C. have also witnessed considerable drop in prices. Ideally, the speculators favorite properties during the book period should now come into focus.
